Frequently Asked Questions

  • Can you hold a place before I apply?

    Unfortunately, no, we cannot hold a property until a lease is signed by all parties and the rental deposit has been paid to Century 21 Haggerty.

  • What documents do I need to start my application?

    -Government-issued photo ID: Driver’s License, Passport, Permanent Resident Card

    -Pay-stubs 

    -$50 fee

    -Completely filled out application forms including Previous residential history locations, dates, and previous landlord names with telephone and email information.

    -Employer information, income/salary, supervisory name and contact will be required as well. 

    Century 21 Haggerty reserves the right to review the information submitted on ALL applications received for a property with the same general time frame, even if there are multiple applications from different prospective tenants and make a tenant selection based on the most qualified applicant(s).


  • What to consider when you apply?

    A property may receive multiple rental applications on the same day or within the same general timeframe. Before you submit your rental application, please understand that a credit bureau screening and background check report is involved and there is a chance your rental application may not be approved. 

    ONLY THOSE APPLICATIONS THAT ARE COMPLETE WILL BE CONSIDERED.

    -To be considered as a tenant, your application must be submitted with all requested information and all adults over the age of 18 who would be residing in the home must have submitted an application. 

    -We are looking for someone to move in as close to the availability date as possible so your requested lease start date may be a further determining factor. 


    PLEASE NOTE, SINCE WE INCUR COSTS TO PROCESS AND SCREEN EACH APPLICATION, APPLICATION FEES ARE NON-REFUNDABLE.


  • Who should apply?

    Each adult 18 and over must complete a separate online application. It is in your best interest to read and fully understand our rental criteria to ensure that you meet the rental requirements before applying. NOTE: If you are applying as a couple or group, we will not begin the screening process until all individuals have completed and submitted their online applications.

  • How much is the application fee?

    $50 per applicant. 

  • Does my income qualify?
    • Total household gross monthly income must be at least 2 times the amount of monthly rent (i.e. $1000/month rent x 2 = $2,000/month or $24,000 / year minimum income). Subsidy recipient’s income must be 3 times the amount of the rent portion they are responsible to pay.
    • Examples of income include, but are not limited to wages, salaries, tips, Social Security benefits, retirement, pension or savings accounts, stocks, bonds, child support or alimony payments, unemployment benefits, or public assistance.
    • Savings and brokerage accounts may be considered in lieu of active employment with verification of bank balances (savings, check, money market, certificates of deposit)

  • How do I prove my income?

    Proof of income must be provided in one or more of these forms:

    • Written offer letter from employer indicating salary and start date (if employment new and has not yet started)
    • 30 days of most recent pay stubs (1 if monthly, 2 if biweekly, 4 if weekly) from your place of employment
    • Letter of benefit assignments from a 3rd party bank, life insurance company, or government source of benefits paid.
  • What if I’m self-employed?
    • Two most recent complete Federal income tax returns (signed)
    • If sole proprietor, include two most recent Federal Schedule C indicating self-employment income; If corporation or partnership attach two most recent K-1 statements showing owner share of cash distributions from your business.

  • What about my rental history?

    We go back up to 10 years of previous residential history and contact information for previous landlords or property managers must be provided. Positive references from previous landlords and/or homeowners are required. The following items may disqualify rental acceptance or be grounds for denial of an application:

    • Previous unlawful detainer (eviction) lawsuit or default (failed to perform) on any obligation of a rental agreement or lease (i.e. late payments, NSF checks, noise complaints, skips or any negative reference).
    • Outstanding balance owed to previous or current landlord.
    • Waterbed, an aquarium or any other water filled furniture.

  • Do you check credit?

    All applicants must provide their social security number and submit for a credit history check. The following items may disqualify rental acceptance or be grounds for denial of an application:

    • History of or current bankruptcy proceedings.
    • History of delinquent payments or high credit balances on multiple credit accounts.
    • Unpaid bills referred to collection’s agency.
    • History of numerous NSF checks.

    Credit history will be weighed in conjunction with all other rental criteria. Landlord reserves the right to deny any applicant based solely on a history of any delinquent credit activity.

  • Do you conduct background checks?

    Yes, we will use personal information disclosed by you to conduct background checks. We may verify any information that you submit to us in connection with your application for a lease through any means, including any consumer or criminal record reporting agencies, personal and professional references, employers and other rental housing owners. All applicants require a background and criminal screening. The following items may disqualify rental acceptance or be grounds for denial of an application:

    • Felony convictions.
    • Misdemeanor convictions or gross misdemeanor convictions on crimes against persons, property, or drug related illegal activity.
    • Reports of poor overall personal character and general reputation.

  • Do you accept co-signers?

    In the event the tenant is too young to have an established credit score and insufficient income to qualify, we may allow a parent or other family member to submit an application as a financially responsible cosigner. The cosigner, if allowed, would need to meet our application approval criteria and sign the lease as a cosigner.

  • What is your pet policy?

    Pet Policy is determined per property and per owner and is not universal for all properties. 

    The following dog breeds may be cause for rejection: Akita, American Bulldog, Bullmastiff, Mastiff, Chow, Doberman, German Shepherd, Husky, Presa Canario, Pit Bull, Siberian Husky, Staffordshire Terrier, Wolf Dog, Bull Terrier, Pit Bull Terrier, Rottweiler, and any mix or combination of the any of these. No aquariums larger than 10 gallons will be allowed.


    Please ask leasing agent for details for the rental property you are interested in.

  • Is there a pet deposit?

    Yes, a non-refundable $100 fee per pet.

  • Can I add a roommate?

    If you intend to apply with one or more roommates or would like the opportunity to add a roommate at a later date, please discuss this with the property manager in advance.

    All roommates must submit separate rental applications and be approved by Century 21 Haggerty in advance. 


    Rental agreement shall be written with the understanding of joint and several liability. This means that when you sign the rental agreement with others, you become liable for each other's obligations. If one of the roommates can't pay rent or violates the rental agreement, all of the roommates are responsible for corrective action.


  • Why did I get declined?

    Common reasons to be declined include incomplete applications, evictions, late rent payments or being taken into collections with previous landlords, poor credit history, insufficient income, unsatisfactory references, non-discharged bankruptcies, unqualified occupants, pets (no aggressive breeds allowed) and/or move in dates too far in the future.

  • I got approved, now what?

    Congratulations and welcome to the Century 21 Haggerty family! The property manager will be in touch with you over the phone and/or email to set up your move in date, pro-rated rent amount, deposit, pet deposit charges if any and your online portal. From there a lease will be sent to all financially responsible applicants for signatures. The property manager can walk you through it and explain each page to you. Due to COVID-19 all lease signings are conducted electronically. ALL deposits should be paid in person at the Century 21 Haggerty office. Once the lease has been signed and monies collected you can pick up a printed copy of your lease, inspection sheet and keys! 

  • Do I need insurance prior to move in?

    Home insurance is not obligatory but recommended. Homeowner’s insurance will cover the property but not the tenants or tenant’s guest’s property losses due to fire, flood, any damage by water from whatever source, burglary, assault, theft, vandalism or other crimes in or around the property.
