Frequently Asked Questions

  • What ways can I pay rent?

    Rent can be paid electronically via ACH, via mail, or in person. We encourage all of our tenants to pay electronically as this is the fastest, most accountable, and most reliable means to pay rent.

  • When is my rent due?

    All rents are due to CENTURY 21 Haggerty on the 1st of each month. Late fees begin to accrue starting after 3pm on the 5th of each month. Our late fee policy is 10% of the month’s rent. In accordance with the lease agreement and the New Mexico Property Code – all payments made to the property manager will be credited in the following ways:


    1) Any payments made go to late fees, maintenance fees, or other administrative fees FIRST.

    2) Any balances left after the fees are brought current can be applied to rent SECOND.


    Example: $1,000 per month in rent. Tenant forgets to pay rent on normal time and pays rent on the 6th of the month. The assessed charge will be 10% ($100). If the tenant comes in to pay rent and brings $1,000 – that payment applies FIRST to the late fees ($100.00) and SECOND to rent for $1,000 This makes the rent still late and unpaid. Unpaid rent is grounds for eviction. All of this is in compliance with the Texas Property Code.


  • How do you handle maintenance requests?

    We ask that tenants submit all repair requests through the tenant portal for fastest response. Once a repair request is submitted, all staff members will receive a notification of this request via email.  A vendor will then be assigned, and their contact information will be forwarded over to you. We ask that you please contact them to coordinate a convenient time for them to go out to the property. For any after hours or immediate service requests – we have a 24-hour answering service that can be reached by calling our office phone line at 575-305-4843

  • Is the security deposit refundable?

    Yes, the security deposit is refundable depending on the condition of the property and within 30 days of receipt of the key or end of the term, whichever is later. Our property management team will provide a written itemized statement from the move-out inspection, documenting damages, if any, to be charged that are considered beyond normal wear and tear and return any remaining balance of the deposit.

  • Who pays for utilities?

    Per the terms of our lease agreement, all or some utilities should be paid by the tenant and it is a tenant's responsibility to transfer all utilities you are responsible for under your name within 3 business days of moving in.

  • My lease expiration is coming, and I want to extend for another lease term. What do I do?

    Notify one of our staff members in writing as soon as possible. Sometimes there may be a slight rent increase as part of the lease extension. 

    Provided you are in good standing with your rent payments and otherwise not in breach of your lease agreement, extensions are in most cases considered and may be approved at the discretion of the landlord/owner. One of our property managers will also want to meet you for a property walk through before agreeing to an extension.


  • My lease expiration is coming up and I Plan to move out. What do I do?

    Make sure you submit a written 30-day notice before the 1st of the month of which your lease ends or the month you are planning to vacate. If your Lease ends November 30th your 30-day notice should be received in October. You will still be responsible for your full last month of rent regardless of your move out date. Rent in this case is NOT prorated. If a proper 30-day notice is not received tenant automatically forfeits their deposit.

  • I want to move out, but my roommate wants to stay, what do I do?

    Notify one of our staff members about your desired move-out date, in writing, signed by you and your roommate as soon as possible. Our staff can then advise you on your remaining obligations, best options based on the terms of your lease, your desired move date, and after speaking with the roommate(s).

  • Who is responsible for paying for repairs & maintenance requests?

    The responsibility for paying for repairs and maintenance depends on the repair itself and the cause of the need for maintenance. Normal wear and tear as well as regular maintenance items are typically the responsibility of the landlord. The tenant is charged for all repairs or replacements caused by the tenant, pets, and guests above and beyond normal wear and tear. Tenants are also charged for damage to the property because of failure to report a problem in a timely manner and for repair of drain blockages or stoppages unless caused by defective plumbing.
